Freehold Industrial & Logistics Redevelopment Sites (Nationwide)
Objective
Brimstone Living are acquiring freehold sites across the UK for redevelopment into industrial & logistics assets, targeting delivery of 3,000,000 sq ft by 2030
Geographic Focus
UK-wide, prioritising locations close to strong transport infrastructure:
- Motorway junctions and strategic A-roads
- Rail freight corridors / intermodal nodes
- Ports and airports
- Established logistics markets and growth corridors
- Urban-edge / last-mile locations where access and planning can be solved
Site Requirements
- Tenure: Freehold only
- Minimum size: 5 acres (no maximum)
- Planning: Any (allocated, unallocated, consented, lapsed, refused, or needing a new strategy)
- Existing use: Any (industrial, obsolete commercial, brownfield, infrastructure land, etc.)
- Deal type: Off-market, agent-led, competitive bid, direct purchase, corporate disposal
What We Like (Preferred)
We actively pursue constrained and complex sites that require enabling works, including:
- Major infrastructure upgrades (utilities, highways, drainage, remediation)
- Abnormal ground conditions / remediation requirements
- Complex demolition and enabling packages
- Rights, access, easements, ransom situations with credible solutions
- Flood risk and drainage challenges requiring engineered mitigation
- Utility diversions and power reinforcement
- Rail / highways interfaces
Delivery support available: specialist expertise across civil engineering, transport, utilities, remediation, and enabling works.
Transport / Access (Minimum Standard)
Sites should meet at least one:
- Near a motorway junction / strategic trunk road
- HGV access in place or clearly upgradeable
- Suitable for industrial/logistics use (or strongly arguable in policy terms)
- Capable of supporting yard depth, circulation, and servicing
Funding / Execution
- Funded via existing cash in the business
- Direct buyer mandate with rapid decision-making
- Preference for exclusivity once commercial terms align

Disqualifiers
- Not freehold (or no credible freehold route)
- Under 5 acres
- Fundamentally incapable of industrial/logistics use due to access/policy with no mitigation path
